Living in Arrington

Arrington is what happens when Williamson County luxury goes rural without going remote. An unincorporated community southeast of Franklin along the Highway 96 corridor, Arrington is vineyard country: the Arrington Vineyards hillside, founded in part by Kix Brooks, draws visitors from all over Middle Tennessee for summer concerts and tastings. Around it spreads a landscape of horse farms, new estate communities, and lake properties that has quietly become one of the county's most sought-after luxury addresses.

The appeal is space with proximity. Downtown Franklin is about fifteen minutes west. The Cool Springs corridor is twenty. And yet Arrington still reads as country: board fences, hay fields, long driveways, and night skies dark enough to see stars. For buyers who find Brentwood too dense and Leipers Fork too far, Arrington sits in the sweet spot.

Lake Colonial Estates and the lake lifestyle

Arrington holds something almost nothing else in Williamson County offers: private lake living. Lake Colonial Estates is the marquee example, a community built around its namesake lake where homes sit on generous lots with water views, dock access, and the kind of evening-on-the-water lifestyle buyers usually assume requires a drive to Center Hill or Tims Ford. Lakefront and lake-access homes here trade infrequently and command a distinct premium over comparable dry-lot properties. When one lists publicly it draws attention fast, and more than a few have sold before listing at all.

The buyer profile is specific: people who want water without a resort scene, and Williamson County schools with it. Estate communities and acreage

Beyond the lake, Arrington's luxury market runs on two tracks. The first is new estate communities. Developments along the Highway 96 and Cox Road corridors, including gated and golf-adjacent communities stretching toward College Grove and The Grove, have brought serious custom construction to the area: four to eight thousand square feet, architectural review, lots from one to five plus acres. Hardeman Springs is a leading example, with custom builds that regularly close between $2M and $4M.

The second track is land itself. Arrington still has working farms and estate parcels of ten to fifty plus acres, some with homes, some raw. Arrington feeds Williamson County Schools, and the assignments are a core part of the value story. Much of Arrington routes to the Triune and College Grove area elementaries and onward to Summit High School or Ravenwood High School depending on location, with some western sections zoning toward Franklin schools. Zoning lines out here follow roads and can shift as the county builds new schools to absorb growth, so treat the feeder pattern as a verification item on every specific property. Commute and access

Arrington's location is stronger than its rural feel suggests. Highway 96 connects west to downtown Franklin and I-65 in about fifteen minutes. To the north, Wilson Pike and Nolensville Road provide routes toward Brentwood and Nashville. A downtown Nashville commute runs 40 to 50 minutes in traffic. The airport is 35 to 45 minutes, often via the eastern routes that skip downtown entirely, which frequent flyers come to appreciate. Groceries, medical, and daily retail sit ten minutes away in Franklin, Nolensville, or the growing Triune corner.

Price bands and what they buy

Arrington's luxury market generally starts around $1M for established homes on an acre or two. From $1.3M to $2M you are choosing between newer construction in the estate communities and older homes on larger land. From $2M to $3M the market is custom estates in the gated communities, lake properties, and small farms. Above $3M you are buying significant acreage, equestrian setups, or the top tier of new custom construction. Compared to Brentwood, dollars go visibly further here, and buyers trading density for land are the market's most consistent demand source.
