How Tennessee property tax works

Tennessee taxes homes locally. The county assessor appraises the property, and residential property is assessed at 25% of that appraisal. Each taxing body then applies its rate per $100 of assessed value: the county for everyone, plus a city rate inside city limits, plus a special school district rate in parts of Franklin.

The math: appraised value x 0.25 x (combined rate / 100). On a $1,000,000 Brentwood home at the 2025 combined rate of $1.49, that is $1,000,000 x 0.25 = $250,000 assessed, x 0.0149 = $3,725 a year.

Two things surprise buyers moving from other states. First, the bill is paid in arrears, near the end of the year it covers, which is why sellers credit buyers at closing (see the net proceeds calculator). Second, rates reset after a countywide reappraisal, so a rate from before a reappraisal is not comparable to one after it. Always check the tax year beside the rate.

How is property tax calculated in Tennessee?

Appraised value times the 25% residential assessment ratio gives the assessed value. Multiply the assessed value by the combined local rate per $100 (county, plus city and special school district where they apply) and divide by 100.

What is the Williamson County property tax rate?

The Williamson County rate for the 2025 tax year is $1.30 per $100 of assessed value, set after the 2025 reappraisal. Homes inside a city pay the city's rate on top. Check the county's official rate page for the current year before relying on any figure.

Are property taxes lower in Brentwood or Franklin?

Both cities add a modest city rate to the county rate, so the difference on a given home is usually small compared with the difference in price. When are property taxes due in Williamson County?
