Why does insurability matter when selling a home?
Most buyers need homeowners insurance to close on a mortgage. If a carrier declines the home or quotes a high premium because of the roof, claims history, or systems, the buyer can use it to renegotiate or walk away during the inspection period.
How old is too old for a roof when selling?
There is no single cutoff; each carrier sets its own rules by roof age, material, and condition. Older roofs draw more questions, so know the install date and have a roofer document the condition before you list.
Do past insurance claims affect a home sale?
Claims are reported against the property, and a buyer's carrier can see them. Documented, completed repairs usually answer the question. Missing paperwork is what causes delays.
Should I fix everything on the checklist before listing?
Not necessarily. Some items are worth fixing because they return more than they cost; others are better disclosed and priced in. Ryan's pre-listing review helps you sort one from the other.
