What every homesite shares

  • College Grove address in Rutherford County, right on the Williamson County line.
  • Unimproved land, no buildings.
  • Public water through Consolidated Utility District, electric through Middle Tennessee Electric, and fiber internet through United.
  • New boundary survey (October 2026), flood Zone X, a clean Phase I environmental report, and no deed restrictions.
  • A power easement crosses each tract.
  • Septic sites on Tracts 1 and 2 are preliminary, per soil evaluation; buyers may obtain their own.
  • All four tracts are enrolled in greenbelt. Each is over 15 acres, so a buyer can remain in greenbelt; rollback taxes are the buyer's responsibility if the land leaves it. Taxes shown are estimates prorated from the parent parcel, and the new parcels will be reassessed after the split.

College Grove land

Questions buyers ask first

Anything else, call or text Ryan at (615) 579-7521.

Is the College Grove land buildable?

Tract 1, Tract 2, and Tract 3 are estate homesites. Tract 3 holds an issued TDEC septic permit for a 5 bedroom home, valid through December 2027. Tract 1 has two preliminary septic sites and Tract 2 has one, per soil evaluation, and buyers may obtain their own. Tract 4 does not perc and has no septic site, so it is not offered as a homesite.

Which county is each tract in?

Tract 1, Tract 2, and Tract 3 have College Grove addresses in Rutherford County, right on the Williamson County line, and are zoned RL. Tract 4 is in Williamson County and zoned RD-5. School zoning follows the county and address, so the buyer should verify school zoning for any tract.

Are utilities available?

Yes. Tract 1 to Tract 3 have public water through Consolidated Utility District, electric through Middle Tennessee Electric, and fiber internet through United. Tract 4 has city water available. There is no sewer, so homes on this land use septic systems.

Can the tracts be bought together?

Yes. Each tract can be purchased on its own or together with others. Tract 4, 43.59 acres of hay ground and pasture, sits directly across Patterson Road from Tract 3 and is a natural addition to it.

Can I bring my own builder?

Yes. Tract 1 to Tract 3 carry no deed restrictions, so there is no required builder. County zoning, building permits, and the septic capacity on each tract set what can be built, and the buyer should verify them for the home they plan.

Can I keep the greenbelt tax status?

All four tracts are enrolled in greenbelt. Each is over 15 acres, so a buyer can remain in greenbelt; rollback taxes are the buyer's responsibility if the land leaves it. Taxes shown are estimates prorated from the parent parcel, and the new parcels will be reassessed after the split. Estimated annual taxes while in greenbelt run from $206 to $361 per tract.

How far is the land from Franklin and Nashville?

Drive times quoted for College Grove: Downtown Franklin: 20 to 25 min; Cool Springs: about 30 min; Nashville airport (BNA): 40 to 50 min; Downtown Nashville: 45 to 55 min in traffic. I-840 links east and west without touching Nashville traffic.

Is there a land plus custom home package?

Ask Ryan. Any tract can be paired with a custom home from the builder of your choice, and Ryan can talk through builders who work in College Grove and how to plan the land and the home together.

When can I see the land?
